CREEKWOOD HOSPITALITY LLC Guest Terms and Conditions
Parties and Definitions
These Terms & Conditions govern reservations and stays at Creekwood Resort, operated by Creekwood Hospitality LLC (“Creekwood”). The Booking Guest is the person responsible for the reservation and compliance with these terms by their party and visitors. Registered Guests are individuals listed on the reservation and authorized to stay overnight. Visitors are individuals visiting the property who are not registered overnight guests. Management refers to Creekwood’s authorized representatives, including the designated on-site manager.
Reservation
What Is Rented
A reservation is for the specific RV site or cabin, dates, registered guests, and vehicles confirmed at booking. Guests may not occupy or use another site or cabin without Management’s approval. Creekwood accommodations are intended for temporary recreational and vacation use, not residential or seasonal occupancy. Stays are limited to 14 consecutive nights unless Management approves an exception. There is no standard minimum stay. Minimum stays may apply to certain accommodations, holidays, or special events and will be disclosed at booking.
Guest Responsibility
The Booking Guest is responsible for ensuring that all Registered Guests and Visitors comply with these Terms & Conditions. The Booking Guest is financially responsible for damage caused by their party or visitors, including reasonable, documented cleaning, repair, and replacement costs beyond normal wear and tear. Guests are responsible for securing their personal belongings and vehicles. Creekwood is not responsible for loss, theft, or damage to personal property except where liability is imposed by applicable law.
Arrival, Departure, and Payment
Check-in begins at 3:00 PM, and check-out is by 10:00 AM. Early check-in and late check-out require Management approval and may incur additional fees. Unauthorized late check-outs may also incur a fee. A deposit equal to one night’s accommodation charge is required at booking and applied toward the total reservation amount. The remaining balance is due at check-in unless an earlier payment becomes due under the cancellation policy. Reservations must be paid in full before occupancy. By providing a payment method and accepting these Terms & Conditions, the Booking Guest agrees to pay applicable reservation charges, cancellation and no-show charges, and other fees disclosed at booking or subsequently authorized by the guest. Charges for documented damage or extraordinary cleaning may also be assessed in accordance with these Terms & Conditions and applicable law. Payment processing and authorization are subject to the requirements of Creekwood’s payment provider and applicable law.
All overnight guests and vehicles must be registered. Additional guests or vehicles may incur applicable fees, as disclosed at booking or when approved by Management.
Cancellation and No-Shows
Cancellation refunds are calculated as a percentage of the total reservation amount, based on the number of days before scheduled arrival:
- 30 days or more: 100% refund.
- 7–29 days: 75% refund.
- 3–6 days: 50% refund.
- 1-2 days: 25% refund.
- Less than 24 hours/no-show: no refund.
Guests are responsible for any unpaid balance resulting from the applicable cancellation charge. A reservation is considered a no-show if the Booking Guest has not arrived or contacted Management by 10:00 PM on the scheduled arrival date. No-shows are responsible for the full reservation amount, and Creekwood may release the accommodation without refund or credit. Guests anticipating a late arrival should notify Management as soon as possible. We understand unexpected delays happen and will make reasonable efforts to accommodate them. Arrivals after 10:00 PM require prior arrangements with Management. Early departures are not eligible for refunds or credits, and guests remain responsible for the full reservation amount. Normal cancellation terms apply to weather-related cancellations. If Creekwood closes or cannot provide the reserved accommodation due to unsafe conditions, affected guests may choose a refund or rebooking for the affected nights.
Quiet Hours & Courtesy
Quiet hours are from 10:00 PM to 7:00 AM. Guests must keep voices, music, televisions, and other activities at a level that does not disturb neighboring accommodations. Amplified sound must not be clearly audible at neighboring sites or cabins. Campfires and quiet outdoor activities may continue during quiet hours, provided they do not disturb others. Guests are expected to respect the peaceful atmosphere of Creekwood throughout their stay. Management may require guests to reduce excessive noise or disruptive activity. Continued violations may result in termination of the stay.
Occupancy
All overnight guests must be registered. RV sites have a maximum occupancy of four guests, with no additional per-person fees. Additional guests require another site unless Management approves an exception, such as a family with two adults and three children. Three-bedroom cabins accommodate a maximum of six overnight guests, with four included in the base rate. One-bedroom cabins accommodate a maximum of three overnight guests, with two included in the base rate. Additional cabin guests are $20 per person, per night. Day visitors and their vehicles must be registered with Management. Visitors remaining on the property after 11:59 PM count toward the accommodation’s overnight occupancy limit. The Booking Guest is responsible for ensuring compliance with occupancy limits. Unregistered overnight guests and exceeding approved occupancy limits constitute violations of these terms.
Utilities and Severe Weather
Power, water, internet, and other services may occasionally be interrupted by weather, maintenance, or circumstances beyond Creekwood’s control. Guests should promptly report service interruptions to Management. Creekwood cannot guarantee favorable weather, road conditions, or uninterrupted travel to and from the resort. Weather-related travel delays, cancellations, and early departures remain subject to the applicable cancellation policy. During severe weather or other emergencies, Management may temporarily restrict access to affected areas, direct guests to designated shelter areas, or require guests to relocate for safety. Creekwood’s workshop may be designated by Management as an emergency shelter when appropriate and accessible. Its availability and suitability cannot be guaranteed during every emergency. Temporary service interruptions do not automatically entitle guests to refunds. If Creekwood closes or cannot provide the reserved accommodation due to unsafe conditions, affected guests may choose a refund or rebooking for the affected nights, consistent with the Cancellation and No-Shows section.
Which RVs Are Accepted
Creekwood welcomes Class A, B, and C motorhomes, fifth wheels, travel trailers, pop-up campers, and teardrop trailers that meet our site requirements and condition standards. All RVs must be clean, well-maintained, weather-tight, operational, and suitable for recreational use. RVs with significant exterior damage, visible deterioration, active fluid leaks, or unsafe conditions may be refused. RVs older than ten years require current interior and exterior photographs and Management approval before arrival. Age alone does not disqualify an RV. RVs must fit within the published dimensions of their assigned site, including slide-outs, awnings, and associated equipment, without obstructing roads, utilities, or neighboring sites. Oversized RVs require prior Management approval. Management reserves the right to inspect RVs upon arrival and refuse accommodations to those that do not meet these standards. Guests are responsible for reasonable cleaning or repair costs resulting from vehicle leaks or damage to Creekwood property.
Vehicles
All vehicles, motorcycles, and trailers must be registered with Management. Each RV site includes parking for one vehicle in addition to the RV, provided it fits within the assigned space. Cabins include parking for two vehicles, with a third permitted upon Management approval. Additional vehicles, including motorcycles, require prior approval and may incur fees determined by Management. The speed limit throughout Creekwood is 5 MPH. Driving and parking are permitted only on designated roads and parking areas. Parking or driving on grass, moss, landscaped areas, or unassigned sites is prohibited. Tow vehicles, trailers, and tow dollies must fit within the assigned space or be parked in a location approved by Management. Due to Creekwood’s narrow and steep roads, guests traveling with additional trailers or towing equipment should contact Management before arrival. Visitors must register their vehicles, and the Booking Guest is responsible for their compliance with these rules.
Gatherings, Alcohol, and Smoking
Parties and organized gatherings require prior Management approval. Management may establish reasonable limits on attendance, location, parking, hours, and noise. All gatherings must comply with Creekwood’s occupancy and quiet-hours policies. Alcohol is permitted for guests of legal drinking age, provided consumption and behavior comply with applicable laws and resort rules. Smoking and vaping are prohibited inside cabins but permitted outdoors where they do not disturb other guests. Cigarette butts and smoking waste must be properly extinguished and disposed of in appropriate containers. Illegal drug use is prohibited throughout the property.
Trash
All trash must be securely bagged and disposed of in designated trash receptacles. Trash, food waste, and other items that may attract wildlife must not be left outside RVs or cabins, along roads, or in common areas. Improperly stored trash can attract bears and other wildlife, creating serious safety risks for guests and animals. Cabin guests must dispose of their trash before checkout. Littering is prohibited throughout the property, including trails, wooded areas, and the creek. Failure to properly dispose of trash may result in additional cleaning fees.
Not Permitted
Fireworks, guest-operated ATVs, dirt bikes, and personal swimming pools or hot tubs are prohibited. Guest-operated golf carts and drones require prior Management approval. Political signs and displays are not permitted. Holiday decorations and string lights are welcome, provided they remain within the assigned accommodation area, do not disturb neighboring guests, and do not damage Creekwood property.
Pets
Creekwood welcomes well-behaved dogs at RV sites, with a maximum of two dogs per reservation, each weighing less than 70 pounds. Dogs must be leashed outside the RV site, except within the designated dog park. Pets may not be left unattended outdoors or disturb neighboring guests. Dogs left inside RVs must remain quiet and have adequate ventilation and temperature control. Pets are permitted only in designated pet-friendly cabins with prior Management approval. A maximum of two small dogs is allowed, with preference given to low-shedding breeds. A $45 pet fee applies per reservation. Pets may not be left unattended inside cabins. Cats and other pets are not permitted in cabins. Owners must immediately clean up pet waste and prevent excessive barking, aggressive behavior, or other disturbances. Management may require the removal of an animal that poses a safety risk or repeatedly disturbs other guests. Additional cleaning or damage caused by pets may result in reasonable charges. Creekwood is home to wildlife, including bears, bobcats, coyotes, and foxes. For the safety of guests, pets, and wildlife, dogs must remain under their owner’s control at all times. Never allow pets to approach, chase, or interact with wildlife. Service animals are not considered pets. Creekwood will accommodate service animals as required by applicable law, without pet fees or application of pet-related restrictions that conflict with those requirements. Service animals must remain under their handler’s control and be housebroken. Handlers remain responsible for damage caused by their service animals. Management may require removal of a service animal only under circumstances permitted by applicable law.
Fire and Cooking
Campfires are permitted in designated fire rings and properly maintained portable fire pits, provided no applicable fire restrictions prohibit them. Creekwood’s installed fire rings must not be moved or tampered with. Cabin guests may use the communal fire area or portable fire pits. Portable fire pits must be placed on stable, noncombustible surfaces, safely away from buildings, decks, vehicles, and vegetation. Fire pits are prohibited on wooden decks or other combustible surfaces. All fires must be attended, kept at a manageable size, and completely extinguished before guests leave or retire for the night. Bonfires and oversized fires are prohibited. Guests must comply with applicable burn bans, fire restrictions, and Management instructions. Management may restrict or prohibit fires when conditions warrant. Firewood is available for purchase at Creekwood. Guests may collect small pieces of naturally fallen, dead wood by hand in wooded areas open to guests. Cutting, chopping, or using tools to harvest firewood is prohibited. Guests may not cut or damage standing trees, living vegetation, or maintained landscaping. Guests collecting wood should exercise caution around uneven terrain, snakes, wildlife, and poisonous plants, including poison ivy. Only oak firewood may be burned in cabin fireplaces. Outdoor grills are permitted when used safely and in accordance with applicable fire restrictions. Cabins are equipped with grills and propane.
Pads, Utilities, and Setup
RVs and vehicles must be free of active fluid leaks. Discharging oil, fuel, coolant, sewage, gray water, or other fluids onto the ground or RV pads is prohibited. Accidental leaks must be reported to Management immediately. Guests are responsible for reasonable cleaning and repair costs resulting from leaks or damage. Sewer connections must be properly secured and sealed. Guests are responsible for safely connecting and operating their RV’s utilities and must report damaged or malfunctioning hookups to Management. Minor emergency repairs require Management approval. Oil changes, fluid changes, brake work, major mechanical repairs, and vehicle washing are prohibited on the property. Outdoor furniture, rugs, mats, canopies, screen rooms, hammocks, and other camping accessories are permitted within the boundaries of the assigned site, provided they do not obstruct roads, utilities, or neighboring accommodations. Ground stakes must not exceed eight inches in depth. Clotheslines are prohibited. Guests may not stain, drill, paint, attach adhesives to, or otherwise damage or permanently alter RV pads, utilities, or landscaping. Unauthorized digging and ground anchors are prohibited. Damage may result in reasonable cleaning or repair charges. Generators are prohibited while park electricity is available. During power outages, generators may operate between 9:00 AM and 6:00 PM unless Management authorizes otherwise.
Cabins
Cabin guests are expected to treat the accommodations, furnishings, and equipment with care. Smoking, vaping, and burning candles are prohibited inside cabins. Furniture and equipment must not be removed or relocated without Management approval. A cleaning fee covers normal housekeeping between stays. Guests are asked to dispose of trash in designated receptacles, secure the cabin upon departure, and leave it in reasonably tidy condition. Stripping beds, laundering linens, and other routine housekeeping are not required. Guests are responsible for damage, missing items, and cleaning beyond normal use. Reasonable additional charges may apply for extraordinary cleaning, repairs, or replacement of damaged property. Damage, maintenance concerns, or malfunctioning equipment should be reported to Management promptly.
Creek, Trails, and Wildlife
Creekwood is a natural, wooded property with a creek, walking trails, uneven terrain, steep slopes, rocks, exposed roots, and wildlife. Guests should exercise caution when exploring the grounds, particularly near water, on slippery surfaces, and in wooded areas. Creek conditions may change rapidly following rainfall. Wildlife, including black bears and snakes, may be encountered on or near the property. Guests must never feed, approach, handle, or disturb wildlife. Food, pet food, and other wildlife attractants must be secured inside an RV, cabin, locked vehicle, or designated wildlife-resistant container. Food scraps must never be left outdoors or discarded along trails. Children must be supervised by a responsible adult at all times while on Creekwood property, including at RV sites, cabins, roads, common areas, the creek, trails, wooded areas, and fire rings. Children may not be left unattended anywhere on the property. Guests must respect posted warnings, remain out of restricted areas, and follow Management’s safety instructions. Guests are responsible for exercising reasonable care while enjoying Creekwood’s natural surroundings. Wildlife sightings, hazardous conditions, or safety concerns should be reported to Management.
Concerns, Problems, and Emergencies
Guests should promptly notify Management of maintenance issues, excessive noise, unsafe conditions, or other concerns during their stay so they can be addressed. Management will make reasonable efforts to resolve reported issues. For medical emergencies, fires, or immediate threats to life or safety, call 911 first, then notify Management when safe to do so.
Ending a Stay
Management may issue warnings, require corrective action, or terminate a reservation or stay for violations of these Terms & Conditions. Minor violations will generally be addressed with a warning, but repeated violations or failure to comply with Management’s instructions may result in termination.
Serious misconduct, threats, violence, aggressive animals, prohibited activities, or conduct that endangers people, wildlife, or property may result in immediate termination without prior warning. Management may refuse accommodations to guests or RVs that exceed occupancy limits, fail to meet published requirements, or otherwise violate booking conditions. Guests refused accommodations due to their failure to meet disclosed requirements are subject to the applicable cancellation terms. Guests whose stays are terminated for violations are responsible for applicable reservation charges, reasonable cleaning and repair costs, and other authorized fees. Unused nights are not refundable unless Management approves an exception or applicable law requires otherwise. Guests must comply with lawful directions to vacate the property. Any removal will be handled in accordance with Georgia law. The designated on-site Manager has authority to enforce these rules.
Management Authority and Policy Changes
Management may approve reasonable exceptions to these policies, provided they do not conflict with applicable law or safety requirements. Exceptions granted to one reservation do not establish exceptions for others. Creekwood will provide reasonable accommodations and modifications for guests with disabilities as required by applicable law. Creekwood may update these Terms & Conditions for future reservations. Material changes to an existing reservation require the Booking Guest’s agreement, except where required by law or necessary to address an immediate safety concern.
